Designed by Snøhetta, NOT A HOTEL RUSUTSU rises atop Rusutsu Resort’s ski-in/ski-out slopes in Hokkaido. Conceived as a catalyst for regional uplift rather than merely another luxury villa, the project forges a high-quality urban model that benefits local communities and visitors alike.
Snøhetta’s design unfolds as two linear volumes that gently curve into the rugged terrain, totaling some 1,200 square meters. The lower volume nestles partially underground to house a gym and sauna, while the upper volume cantilevers over the site, organizing communal spaces from the arrival lounge, kitchen, dining room and living room to the central courtyard, alongside an outdoor bath.
Above, bedrooms and a study float above the landscape. The concept also channels the highest point on the celestial sphere, framing panoramic views of Mount Yōtei through expansive glazing and marrying locally sourced stone and wood with a minimalist, nature-inviting palette.
Operated as a hybrid co-ownership retreat and boutique hotel, NOT A HOTEL RUSUTSU invites guests to slow down and embark on contemplative exploration.
